In March of 2017, Citrona Homes LLC was excited to celebrate 10 years of great and prosperous business. Since our humble beginnings in Fernandina Beach FL to expanding all over the US and other countries we have maintained our “Home Town”, we know you approach and are looking forward to the next 10 years of serving our customers.

Our Homes

Our Homes are carefully selected by a professional staff of qualified construction experts that evaluate each home for structural integrity, safety and marketability.

Along with these essentials we obtain homes with great curb appeal on the outside and potential on the inside so we have the best chance of attracting the most qualified tenants. Most of our homes are a minimum of three bedrooms and typically have 1 to 1 1/2 bathrooms, this makes them perfect for roommates, couples or families.

Since many of our homes are in areas that experience inclement weather, we employ a proactive approach of servicing all heating systems in the months of September and October. This effectively reduces “panic management” in the midst of a major storm or cold front.

Ultimately we take great pride in our homes and in treating people right. Our tenants are very important to us so in the process of getting the homes ready for them. We often ask ourselves, “Would I live here?”

Bussiness Model

We purchase and fully renovate properties in areas that have a high demand for low cost housing, but not slums or high crime areas. These markets allow our homes to meet the following criteria that lower your risk:

Low Investment, Low Maintenance, Low Vacancy Plus, High and Fast Return of Initial Investment.
You will be offered either properties with tenants in place or tenant ready properties.

Property Maintenance Program:

Citrona Homes LLC, will offer to provide you with protection from loss and expense with providing and performing the following:

We pay for all your expenses of tenant screening, new tenant placements, lease renewals, securing vacant units, re-keying for new tenants and move-out clean up.

We also do not charge for court eviction filling or legal appearances.
Plus we pay for all repairs and maintenance up to $10,000 per incident.

Rental Income

Turnkey investment properties that generate rent create the greatest form of return in passive income. Properties that have low initial investment provide the potential for the fastest return of initial capital and the lowest potential for loss.

The two biggest problems and risks with investor owned real estate rentals are:

Vacancy and Repair

Some rental pro formas estimate repairs cost to 50% of annual rental income over 10 years and vacancies another 25%.

If you choose Citrona Homes LLC, to handle your properties, we try to only do Section 8 offerings assuring your timely rent payments. Although getting a home qualified for Section 8 is more difficult and requires a higher standard, we know in the long run, it is far better for you, the home owner. We also attack rental collection problems by first providing a very aggressive rent collection and eviction process. If rent is not collected by the fifth of each month, we immediately appeal to the courts to start evictions at our expense.
